Brother Jimmy's BBQ Opening in Murray Hill this Summer.

| In a deal completed last summer, Ogden Capital has completed it's construction of the 16,000 square foot building at the northeast corner of East 31st Street. Brother Jimmy's BBQ is building a 12,000 square foot triplex prototype facility, it's sixth in Manhattan. Rob Frischman represented both the Landlord and Tenant. The facility is set to open in July |

| 55 Third Avenue was rented in an under the radar deal to Jeffery Lefcourt and Glen Harris of Jane Resttaurant and The Neptune Room. It will open in November as Smith. Previously the space was occupied by Pizzeria Uno. It is approximately 4,000 Square Feet on the ground and 4,000 square feet on the lower level. |

Empanadas Coming to Historic Front Street

| Empanada Mama has leased 2,000 square feet of space at 229 Front Street. The Nuevo Latino fare brings even more diversity to the already internationally available cuisine on Manhattan's new "Restaurant Row" at Historic Front Street.

Historic Front Street 70% leased
|

| Recent transactions with two upscale restaurants and a kitchen designer have brought the project to 70% occupancy. Five stores remain out of 16 in sizes from 700 square feet to 2,000 square feet. The remaining stores will be held for dry, upscale retail users. As construction is complete and more of the leased stores open for business, the block is being transformed from a sleepy enclave to an energized, gentrified section of town similar to the growth of the Meatpacking District and Soho. |

JDF Realty wins two downtown leasing assignments
|

| JDF Realty has been awarded two high profile leasing assignments in downtown Manhattan. President Rob Frischman announced the hiring of the firm by The Moinian Group to handle the 6,000 square foot retail space at the Downtown Club, formerly the Downtown Athletic Club. The firm has also been hired to represent Centurion Realty in the marketing of the 13,000 square foot space at 85 South Street. This property is located next door to Sciame's proposed Townhouses in the Sky "Cubes" project designed by Calatrava. These assignmnets are a continuation of JDF Realty's expanding inventory of downtown listings, which also includes the Historic Front Street project developed by a partnership of the Durst Organization, Sciame Constuction and Zuberry Development. |

Three deals close at Historic Front Street - project 50% leased
|

| Aphrodite Cleaners, Jacks Coffee II and Bridgeview Sushi are the latest visionaries to sign on to the Historic Front Street project. For Aphrodite, this is their eleventh Manhattan location, a sure sign of the maturation of the Front Street neighborhood. Jack's Coffee has a West Village location and has committed to 222 Front Street, the 560 footer for a downtown outpost. Finally, Victor Chan, owner and operator of Light Bites down the street plans to open a contemporary Japanese and Sushi Restaurant. The project is 50% leased with ongoing negotiations for a boutique retailer and a tablecloth Northern Italian restaurant. |

World of Golf to tee it up at 74 Broad Street
|

| In the latest sign of rebirth around the Ground Zero neighborhood, The World of Golf has committed to a lease for the 3,000 square foot retail space at 74 Broad Street, a property owned by Oscar Gruss and Son and represented by Robert Frischman. A long time fixture at 189 Broadway, WOG was forced to relocate because its former home is to be demolished for a new transit station. 74 Broad Street met all the requirements of David Braham, owner and operator of WOG. Gary Schwartzman of Grubb and Ellis represented the tenant and first contacted Frischman more than a year ago. However, the timing was right recently in the aftermath of a series of deals which died slow and drawn out deaths. |

JDF Realty closes two more Preschool of America deals
|

| JDF Realty, Inc. has represented Preschool of America in two lease negotiations in Manhattan. Most recently, a lease was signed for a location at 1190 Park Avenue in a space currently occupied by Gillen Brewer School. The space features 6,000 square feet and will serve the overflow from the Preschool of America location at 1501 Lexington Avenue (97th Street), a location also brokered by JDF Realty, Inc. JDF Realty, Inc. also was instrumental in the leasing to PSA of a second floor location at 345 West 42nd Street in Ivy Tower, a property developed by the Friedman family. The facility, located in Times Square, will feature an outdoor terrace and hourly baby-sitting, a service that will target the tourist and Broadway Theater crowd looking for coverage for a day, or several hours of a day. PSA, the number one chain in the city, continues to seek locations in Manhattan. Please contact Rob Frischman if you control a site which may suit the needs of PSA. |

JDF Realty finds Gotham Comedy Club new home
|

| Vice President David Nadler represented a partnership of the Brodsky and Jakobson families in the lease negotiation with the principles of Gotham Comedy Club. The Club will occupy the space formerly occupied by the nightclub Sessa at The Carteret, a pre-war apartment building located at 208 West 23rd Street. The 5,000 SF space will allow Gotham to accomodate the larger crowds that are expected when Jerry Seinfeld and Dave Chapelle. The ownership of the property were able to achieve the eviction of the nightclub after a 10 year struggle and were thrilled to get a tenant of the quality of Gotham Comedy Club. Gotham plans to add a marquee to the facade of the property which will add to the already formidable redevlopment of West 23rd Street area, with the likes of Home Depot, Whole Foods, David Barton Gym, PC Richard and Son and The Comfort Diner all having opened in the past few years. |

JDF Realty leases 5,000 SF store to Easy Pickins in Downtown Yonkers
|

| JDF Realty represented CC South, a West Coast partnership, in its leasing of a 5,000 square foot store to Easy Pickins, the retail clothing and accessories chain. The location, at 109-117 New Main Street was formerly occupied by a Burger King and a food court. It features 50 feet of frontage and is located next to CH Martin in the heart of Getty Square. The asking price was $25 per square foot. |

JDF Realty sells Bronx property to Joseph Sitt of Thor Equities for $15,000,000
|

| Joseph Sitt of Thor Equities purchased the newly constructed retail triplex at 2914-2916 Third Avenue in The Bronx, NY. The property was formerly owned by Meshulam Rikliss and the previous structure, housing a Duane Reade and a Riese Organization food court, burned. Rikliss rebuilt the property and went to contract to sell the property to a group led by Eli Applebaum out of Las Vegas, NV. JDF Realty representeed Applebaum and his group in the subsequent contract flip to Sitt. The building featured three 11,500 SF floors above grade with a 9,000 SF selling basement. The ground floor has 18 foot ceiling heights, allowing a tenant to increase its selling space. The building is located in The Hub, known as one of the top urban shopping districts in the country. |

Siben and Kahr of JDF Realty close deal with Aktipis at 19 West 44th Street
|

| Represented by Leslie Siben and Benjie Kahr of JDF Realty, the space was formerly occupied by Torre de Pizza, which vacated the premises with less than 1.5 years left on its lease. Siben, the leading restaurant broker in Manhattan, with the assisstance of Kahr, was able to negotiate the lease well in advance of the expiration date. When the existing tenant maoved out overnight, Stavros and his partners were able to close before the space came to market. Steve Durels of SL Green represented the partnership owners of the property in the negotiation. |

JDF Realty chosen to represent the stores at Historic Front Street
|

| JDF Realty has been chosen by the developers of the buildings at Historic Front Street to secure retail tenants and restaurants for the project. Situated in "Seaport North", this environmentally "green" project is fronted on either side by Peck Slip to the north and Beekman Street to the South. The spaces consist of approximately 13,000 square feet of storefronts varying in size from as little as 800 square feet to up to 3,500 square feet. The developers have maintained the original facades of these buildings while redeveloping the interiors. The buildings will have more than 90 high end residential rentals and have been designated historic landmarks. |

| Douglas Elliman veteran Perry Rothenberg joins JDF Realty, Inc. as Associate Broker. Rothenberg, the latest New York City brokerage veteran to join the firm, was at Douglas Elliman for more than 10 years and before that was the owner of Creative Leasing Concepts in Tribeca. CLC was on the cutting edge of the gentrification of Tribeca focusing on both residential and commercial transactions. After CLC merged with Douglas Elliman, Rothenberg led the expansion of the downtown commercial and retail division. Rothenberg is also an owner of properties both in Manhattan and Virginia and brings the ownership experience to the brokerage business.
